Plan for the best but be prepared for unexpected surprises!

You can't always see what's under a floor or behind a wall.

That's why it's good to have a cushion in your budget so you can handle little surprises and twists. Adding ten per cent is a good rule of thumb. 

3 Things to do before you start renovating

One of the best places to start is by looking at these 3 things. They can save you time and money when it comes to renovating.

1- Know your outcome. Look at the property and the plan you have for it. Does it fit with your long-term or short-term goals for this property and does it make sense to do. Just because you can do something to a house doesn't mean that you should. Remember there is no limit to the amount of money you can put into a house but there are limits to the amount you can get back out of it.

2- Know your budget. Running out of money when working on a project is never fun, yet many great ideas have been stopped because of poor financial planning. It's good to know ahead of time just how much money you have to spend and make sure it's available. Then start the planning and set budgets up once you know what each component will cost. As you see how much a renovation will cost decide ahead of time if it fits your finances.

3- Know your plan. Sounds simple but you'd be amazed at the number of people I've worked with that have a vague idea of what they want to do but haven't given proper thought to the actual details. They wing it or just make things up as they go. Doing this causes stress, frustration and unnecessary expense as they go back and forth. Not having a plan may force you to undo things that are already done and start in another direction.

Bathroom Attention

Flooring Consideration


Bathrooms are one of the rooms that we can often overlook.

Because of the amount of moisture that this room produces it's important to be aware of a couple things.

1- Always be sure to check the caulking around the shower and tub. Over time with the moisture and cleaning the caulking/silicone can break down and become loose. You want to regularly check all caulking and remove any loose caulking and reseal where necessary.

2- Then there's ventilation. Opening a window isn't considered good ventilation. You need to have a good working exhaust fan in the room. Make sure that the fan works and that it is adequate for the size of bathroom you have. If you don't have a fan in your bath you should plan on installing one and I suggest having it on a timer so that you can set the time and not worry about it running too long or not long enough to extract the moisture.

With competition in the flooring industry, the way it is and with the different products available, changing the flooring in any room can be affordable and it will change the look instantly.

Be sure to shop around and be sure to ask questions as to which floor is best for your application. Shop at a reputable store because they will have the knowledge and will be able to direct you in the right way.

Then all you need to do is watch some videos and lay it down yourself.

It will feel great when you sit down to watch a movie knowing you picked out the floor and installed it too.

Accents rugs or area carpets change things up as well. And if you don't want to change the flooring these carpets will do the trick nicely.
